How it works, from the first call to closing

Most families have never sold a home during a move to care or after a loss. Here is the whole process, in order.

What happens, in order

  1. First

    A 30-minute call

We talk through your situation, who is involved, the timeline, and what the house needs. You leave with a plan, even if you are not ready to sell.

  2. Next

    Authority and a net estimate

We confirm who can sign (owner, power of attorney, trustee, or personal representative) and you get a written estimate of what the home would sell for and net, as-is and with light prep.

  3. Then

    The move

If someone is moving, the move comes first. Move managers and movers are booked around the move-in date.

  4. Then

    Belongings and prep

Keepsakes go to family by a set date. Donations, estate sale, and cleanout are scheduled. Repairs happen only where they pay for themselves. You approve every cost.

  5. Then

    List and sell

Pricing, photos, marketing, showings, and negotiation. You review offers by net proceeds and closing date, not just price.

  6. Last

    Close

Documents are signed, often remotely. Loans are paid off at closing, and proceeds go where they need to go: the care account, trust, or estate.

What you will not have to do

Find and manage contractors
I line up and supervise cleanout crews, move managers, and repairs.
Be at the house every week
I check on it and send photos and updates.
Explain it all to every relative
Clear, regular updates you can share with the family.
Guess what the house will net
You see the numbers before you decide anything.

What it costs, and who pays

The commission is paid to my brokerage at closing, from the sale. You owe me nothing upfront.

Vendors like movers and cleanout crews quote before any work starts and bill you directly. Nothing begins without your OK.

At closing, the seller also pays the usual costs: Washington real estate excise tax, title and escrow fees, and any mortgage or reverse mortgage payoff. You will see an estimated net sheet before you list.
